Rent Collection - We collect the rent (sometimes going back 5 times before we get it), pay all the bills, and deposit the balance into your bank account. We provide you with a monthly written accounting of all these transactions.
Tenant Calls - We take all calls from tenants (sometimes at 2 a.m.!) and handle their complaints, problems and disputes in a fair and professional manner.
Maintenance - We have a crew of competent trades people and workers who can fix anything, large or small. Their prices are competitive, and under Brendan's/Art's watchful eye, they do the job right. Art has also negotiated the best prices with all our local suppliers, and you benefit by having this cost savings passed on to you. We also arrange for cleaning when a tenant moves out, grass cutting, and snow ploughing.
Vacancy - We continuously advertise your vacant apartments on different websites, as well as the local newspapers that are circulated in the municipality in which your apartment is located. We show the unit to prospective tenants, and if they want it, we have them fill out a detailed application, then we do credit and reference checks.
Leases/Notices - Each tenant has to sign a Tenancy Agreement upon moving in. (We also provide leases if both parties want one) Thereafter, we issue rent increase notices, evictions, annual rent receipts, etc. In other words, we do all the paper work!
Evictions - In spite of all our efforts to find great tenants, sometimes problems arise, and eviction is the only solution. Art excels in this area. He has represented many landlords in Tribunal hearings, and has a large cliental who hire him just to do their evictions! He knows the Tenant Protection Act inside out, backwards and forwards, and takes great care in making sure he follows the rules and regulations exactly. He constantly reads publications and attends seminars to keep updated and current with changes, and is a member of various Landlord Associations.
